I can't travel far from Redfield. Is there a reason why all Redfield solicitors aren't automatically on all bank panels?
A decade ago most mortgage companies demonstrated an approach to risk which is different from today. The FSA in 2010 carried out a thematic review into mortgage fraud which in summary warned lenders: know the property lawyers on your panel. As a result, banks have since soughtmore data from law firms about their operations and the staff who work for them and set certain criteria such as completing a minimum amount of transactions. Hundreds of law practices have been excluded from lender panels even though they had 100% healthy disciplinary record, no complaints and no claims and didn't just 'dabble' in conveyancing. Such firms were never going to satisfy the criteria of volume of transactions the lenders set.
I have given 8 weeks notice to my current landlord and must be out of my let out flat in Redfield by 19/1/2026. Conveyancing for my house purchase has just started. Is it possible to complete in three weeks as don't want to have to move into temporary accommodation?
It is unwise to serve notice for your lease until you have exchanged. Assuming that you have not previously done so, update to your solicitor and request that they chase the other solicitors, try to get a realistic time scale from them that everyone will aim towards
Will my conveyancing lawyers need to check that the building insurance when buying a house in Redfield. My lender is Bank of Ireland

I am helping my sister sell her house in Redfield. Does the conveyancer order the energy assessment or it is for me to see to?
After the abolition of Home Information Packs, energy performance certificates was kept a mandatory component of selling a house. An energy assessment needs to be to hand before the property is marketed. This is not something that law firms ordinarily organise. Where you are instructing a Redfield conveyancing practitioner they might be able to arrange energy assessments due to their contacts with reputable local accredited person
We had chosen conveyancing lawyers based in Redfield on the Clydesdale solicitor approved list. They are now charging me a supplemental sum for dealing with the Clydesdale mortgage. Is this a supplemental conveyancing fee set by Clydesdale?
Provided it is contained in their Terms of Engagement or estimate then yes your property lawyer can charge a fee for this. This fee is not set by Clydesdale but by your Redfield lawyer. Numerous firms on the Clydesdale panel will quote an ‘acting for lender’ fee but plenty of firms incorporate it on their overall fee.
Two weeks ago we had a mortgage agreed in principle with Santander. Redfield conveyancing solicitors have been appointed. What is the average time that one could expect to receive a mortgage offer from Santander?
Some lenders take longer than others. Have Santander completed the survey? Have you advised Santander as to your lawyers' details and checked that your lawyers are on the Santander conveyancing panel? Sometimes it can take as long as six weeks for a mortgage offer to be issued.
I decided to have a survey carried out on a house in Redfield before retaining solicitors. I have been told that there is a flying freehold aspect to the house. The surveyor advised that some banks tend refuse to grant a mortgage on this type of property.
It varies from the lender to lender. HSBC has different requirements for example to Nationwide. If you call us we can check via the relevant mortgage company. If you lender is happy to lend one our lawyers can help as they are accustomed to dealing with flying freeholds in Redfield. Conveyancing will be smoother if you use a solicitor in Redfield especially if they are familiar with such properties in Redfield.
