I have just over seventy years unexpired on my lease and require a lease extension for my apartment in Bursledon. Conveyancing solicitors on the Tesco Bank panel can deal with such extensions right?
Most leasehold conveyancing experts should be able to deal with a lease extension. if you are obtaining a mortgage then your lender may insist that the lease be extended before competition. Tesco Bank have specific requirements as set out in the UK Finance Lenders’ Handbook in relation to minimum unexpired lease terms. As of 25/1/2026 the requirements read as follows :
My husband and I have arranged a further advance on our mortgage from Nottingham as we intend to carry out alterations to our property in Bursledon. Do we need to appoint a high street Bursledon solicitor on the Nottingham conveyancing panel to handle the legals?
Nottingham don't usually appoint firms on their conveyancing panel to deal with such a matter. If they do require any legal work then you would need to ensure that such a lawyer was on the Nottingham list.
I had an offer accepted on an apartment in Bursledon on 1/12/2025, valuation was booked five days later, all came back fine. Property lawyer appointed, so the only thing outstanding was my mortgage offer. Having made daily calls to Leeds Building Society and chasing them on my offer, I have now been told that my offer will not be issued unless the lawyer is on the Leeds Building Society conveyancing panel. Are Leeds Building Society entitled to hold back the Mortgage pending the lawyer being on the approved list?
A lender would not issue a mortgage until they have details of a lawyer on their panel. It can take a few weeks for Leeds Building Society to deal with your lawyer's application to be on the Leeds Building Society conveyancing panel. There's no guarantee that your solicitor will be accepted.
I have instructed a Bursledon lawyer having made sure that they are on the Principality conveyancing panel. Does my lawyer arrange the survey of the property?
Principality will need an independent valuation of the property. Your lawyer will not arrange this. Usually Principality will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey. Your conveyancer will not organise the survey but they may be able to put you in touch with a local one that they recommend. RICS offers a find a surveyor service (just google it) where you can search for a qualified surveyor by your Bursledon postcode. As you are getting a mortgage with Principality, you could contact them to see if they have a list of approved surveyors in Bursledon.
I am buying a house and the conveyancer has identified Chancel Repair for which the property may be liable as it falls into the area of such a church. She has mentioned insurance. Is this strictly necessary for conveyancing in Bursledon
Unless a prior purchase of the premises completed post 12 October 2013 you can expect conveyancing practitioners delivering conveyancing in Bursledon to remain encouraging a chancel search and or chancel repair liability insurance.
I'm converting the mortgage on my primary home to a buy to let loan with Yorkshire Building Society and I will use the ballance of the raised equity as a deposit on further house. The neighborhood we are looking at is Bursledon. Will your lawyers be able to act for both sets of mortgage companies and link together the conveyances?
Do use our comparison tool on this page to be sure that the solicitors are on the relevant lender panels. On the basis that they are the conveyancer should be able to connect the two conveyancing matters but you should talk with you solicitor and make clear your desired outcome and needs.
A licensed conveyancer dealt with my conveyancing in Bursledon half a dozen years past and was holding my registration documents but has now closed – What can I do to retreive these?
Title deeds, as such, are no longer appropriate for most homes in Bursledon are registered electronically at Land Registry. Where you need to show ownership or are disposing of or refinancing your property lawyer should obtain up to date copies of the register from the Land Registry in any case.
