We see that you have a post code search directory identifying law firms on the Co-operative conveyancing panel. Do firms pay you a commission if I instruct them for our own conveyancing in Newport?

We are a listing service only for law firms wishing to communicate if they are on the Co-operative conveyancing panel or other lender panels. We do not charge referral fees to any conveyancer that you subsequently appoint for your conveyancing in Newport.

Is it necessary during the course of the conveyancing process to visit the offices of the solicitor to execute the legal charge? If so, I will instruct a firm who offer conveyancing in Newport so that I can pop in to their offices if required.

These days approved lawyers for mortgage companies conduct the vast majority of communications through the post, e-mail or over phone calls. This enables them to undertake the legal work for your home move regardless of where you live in England or Wales. Nevertheless you should see if you have the option of going to the offices of your conveyancing lawyer if needed.

Is there a list of Santander panel conveyancers in Newport on the Building Society Association’s Website?

I have today made my last payment due on my mortgage with Aldermore. I assume I don't need a Newport conveyancing practitioner on the Aldermore panel to remove the mortgage at the Land Registry. Am I right?

If you have finished paying off your Aldermore mortgage, they may send you evidence showing that you have paid it off. Alternatively they may notify the Land Registry directly. The Land Registry need to see this evidence before they will remove the Aldermore mortgage from the register. Aldermore, and any evidence they send you, will determine the action you need to take. In cases where no conveyancer is acting for you and you have paid off your mortgage:

  1. but are not moving to another property
  2. where Aldermore has sent the Land Registry the discharge electronically, and
  3. Aldermore has instructed the Land Registry to do so
The Land Registry will send you a letter confirming that your Aldermore mortgage has been paid off.

After shopping around on the internet I have found a Newport conveyancer having made sure that they are on the Nottingham conveyancing panel. Does my lawyer arrange the survey of the property?

Nottingham will need an independent valuation of the property. Your lawyer will not arrange this. Usually Nottingham will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey. You may wish to consider appointing your own Newport surveyor to carry out a survey or prepare a home buyers report on the property. It is up to you to satisfy yourself that the property is structurally sound before you buy it. If the survey or report reveals that building work is needed, you should tell your solicitor. You may wish to renegotiate with the seller.

I note that there are debates on Chancel Insurance on online forums. Am I compelled to have this when purchasing a residence in Newport? or I am told that there is a law dating back centuries that means some house owners residing in a parish church boundary will be compelled to contribute towards maintenance towards the chancel within the church. Is this appropriate for conveyancing in Newport?

Unless a prior acquisition of the house took place post 12 October 2013 you can assume that lawyers carrying out conveyancing in Newport to remain encouraging a chancel search and or chancel repair liability insurance.

The deeds to our home are lost. The solicitors who dealt with the conveyancing in Newport 10 years ago have long since closed. What are my next steps?

Assuming the title is registered the details of your proprietorship will be recorded by the Land Registry under a Title Number. It is easy to conduct a search at the Land Registry, find your property and get current copies of the property title for a small fee. Where the property is Leasehold then the Land Registry will usually retain a certified duplicate of the Registered Lease and again, a copy can be ordered for £20 inclusive of VAT.
