I have given 8 weeks notice to my current landlord and have to leave my let out flat in Flint Mountain by the end of next month. Conveyancing for my house purchase has just started. How realistic is it to complete in 4 weeks as I wish to avoid having to find short term accommodation?
The normal practice is not to provide notice on a rental unless exchange of contracts has taken place. Assuming that you have not previously done so, contact to your solicitor and request that they chase the other solicitors, try to get a realistic time scale from them that everyone will work towards
It is a dozen years since I bought my house in Flint Mountain. Conveyancing lawyers have just been instructed on the sale but I am unable to find my title documents. Will this cause complications?
You need not be too concerned. Firstly there is a chance that the deeds will be with your mortgage company or they could be in the possession of the solicitor who handled your purchase. Secondly in most cases the land will be recorded at the land registry and you will be able to prove you are the registered owner by your conveyancing lawyers obtaining up to date copy of the land registers. Nearly all conveyancing in Flint Mountain involves registered property but in the unlikely event that your home is not registered it adds to the complexity but is not insurmountable.
We're novice buyers - agreed a price, yet the agent informed us that the seller will only issue a contract if we use their recommended lawyers as they want an ‘expedited deal’. Our preferred option is to instruct a family conveyancer accustomed to conveyancing in Flint Mountain
We suspect that the owner is not behind this demand. If they desire ‘a quick sale', alienating a serious buyer is counter productive. Avoid the agents and go straight to the sellers and make the point that (a)you are motivated purchasers (b)you are ready to progress, with mortgage lined up © you have nothing to sell (d) you wish to move quickly (e)but you will continue to use your own, trusted Flint Mountain conveyancing solicitors - as opposed tothose that will give their estate agent a kickback or achieve conveyancing targets set by senior management.
