I am told that my conveyancing solicitors will need to check that the building insurance when buying a house in Bures. My lender is Platform
Platform have specific requirements as set out in the UK Finance Lenders’ Handbook. As of 24/1/2026, the requirements read as follows :
Do I select a Licenced Conveyancer or Solicitor for conveyancing in Bures?
Two types of professional can execute conveyancing in Bures namely CLC regulated conveyancers or solicitors. The two can handle conveyancing services that you need to complete the disposal or acquisition of property. Both are duty bound to execute Bures conveyancing to the same standards and guidelines so you may be sure that your conveyancing will be properly conducted and that the requisite steps will be appropriately adhered to.
My partner and I have organised the release of further funds on our mortgage from Kent Reliance as we wish to conduct renovations to our property in Bures. Are we obliged to select a nearby Bures solicitor on the Kent Reliance conveyancing panel to handle the paperwork?
Kent Reliance do not ordinarily instruct firms on their approved list of lawyers to handle the formalities. If they do require any legal work then you would need to ensure that such a lawyer was on the Kent Reliance panel.
I had an offer accepted on a house in Bures on 12/12/2025, valuation was booked 4 days later, received a clean bill of health. Solicitor retained, so the only thing outstanding was my mortgage offer. Having made daily calls to Santander and chasing them on my offer, I have now been told that my offer will not be issued unless the lawyer is on the Santander conveyancing panel. Can the lender hold off the offer?
A lender would not issue a mortgage until they have details of a lawyer on their panel. It can take a few weeks for Santander to deal with your lawyer's application to be on the Santander conveyancing panel. There's no guarantee that your solicitor will be accepted.
The deeds to my home can not be found. The solicitors who dealt with the conveyancing in Bures 5 years ago have long since closed. What are my next steps?
These day there are copies made of almost everything, and your lawyer should know precisely where to find all the suitable paperwork so you may purchase or sell your house without a hitch. Where copies are not available, your solicitor may be able to arrange cover in the form of insurance or indemnities against possible claims on your premises.
The estate agent has sent us the confirmation of our purchase of a new build apartment in Bures. Conveyancing is daunting at the best of times but I have never purchased a new build flat before. What sort of enquires would be asked in new build legal work.

If there are lifts in the building, please confirm that the owners of flats on the ground and basement floors will not be required to contribute towards the cost of maintenance and renewal. Please supply a car parking plan. Where there is an Undertaking being granted there is the risk of forfeiture of the Headlease subject to relief if one or more of the Underlessees are willing to accept the original Head Lessee’s obligations as otherwise relief will be denied to the Underlessees. The only alternatives are the Head Lessor agreeing not to forfeit the Headlease or the Head Lessee guaranteeing to the Underlessees that it will not be in breach of the Headlease. Investor purchasers must be able to freely grant unsecured tenancies at market rents without requiring any consents.
Yesterday I discovered that there is a flying freehold element on a house I put an offer in last month in what should have been a straight forward, no chain conveyancing. Bures is the location of the property. Is there any guidance you can give?
Flying freeholds in Bures are rare but are more likely to exist in relation to terraced houses. Even where you use a solicitor outside Bures you must be sure that your lawyer goes through the deeds very carefully. Your bank may require your conveyancing solicitor to take out an indemnity policy. Some of the more diligent conveyancing solicitors in Bures may decide that this is not enough and that the deeds be re-written to give you the most up to date legal protection. If so, the next door neighbour also had to sign up to the revised deeds. It is possible that your lender will not accept the situation so the sooner you find out the better. You should also check with your insurance broker as to whether they will insure a flying freehold property.
