My mortgage broker has has requested my solicitor’s panel reference for the Hampden conveyancing panel. How do I discover this. I have called my local Hampden branch but they have not got back to me yet.
Have you tried speaking to your lawyer about this?. They should have a central record lender panel numbers including the Hampden panel reference.
We are due to exchange on the purchase a house but as a result of damage from the recent storms I have agreed compensation from the seller of £3k approx by way of a reduction in the price. This was going to be dealt with as part of the conveyancing process but my mortgage company Hampden will not agree to this. Why was Hampden even consulted?
Your lawyer being on the Hampden conveyancing panel is duty bound to inform Hampden of any changes to the purchase price. If you were to refuse your lawyers to disclose the reduction to Hampden then they would have to discontinue acting for you and Hampden.
I have been Googling for competitive conveyancing fees. Can I be assured that all the practices that are listed on your website are on the Hampden conveyancing panel?
The solicitor and licensed conveyancing practices on our directory have assured us via an online form that they are on the Hampden panel and agreed to advise us to take down their listing in the event of removal off of the Hampden panel. To date we have not been informed by either a bank or a member of the public that the data about a specific firm being on the Hampden conveyancing panel is incorrect.

In theory, you could use a solicitor that is not on Hampden conveyancing panel, but Hampden would require one of their panel solicitors to be instructed to act in their interests, and you'd have to pay for this - so most people instruct a panel solicitor. It's also easier, as otherwise you'd have to deal with two solicitors for the same conveyancing matter.
I can not work out if my mortgage offer obliges me to make sure the lease term for the flat is extended prior to the completion date . I have called into my local branch Hampden on various occasions and told it wasn't a problem and they would lend. My solicitor - who is on the Hampden conveyancing panel- telephoned and was told not they would not lend in accordance with their CML Handbook minimum lease term requirements. I simply dont know who is right
As long as the conveyancer is on the Hampden panel she or he must comply with the CML Handbook requirements for Hampden. Unless your lawyer obtains specific confirmation in writing that Hampden will go ahead your lawyer has no choice but to refrain from exchanging contract and committing you to the purchase. We would suggest that you ask Hampden to contact your lawyer in writing confirming that they will accept the remaining number of years left on the lease.
After shopping around on the internet I have found a solicitor having made sure that they are on the Hampden conveyancing panel. Does my lawyer arrange the survey of the property?

Having read lots of mortgage guides,I note that it is considered advisable to get your house surveyed prior to buying it. When I asked my solicitor - who is on the Hampden conveyancing panel - on this she said they don't do this and I need to contract an independent surveyor. is that correct?
Hampden will need an independent valuation of the property. Your lawyer will not arrange this. Usually Hampden will appoint their own surveyor to do this, and you will have to pay for it. Remember that this is a valuation for mortgage purposes and not a survey.
You may wish to consider appointing your own surveyor to carry out a survey or prepare a home buyers report on the property. It is up to you to satisfy yourself that the property is structurally sound before you buy it. If the survey or report reveals that building work is needed, you should tell your solicitor. You may wish to renegotiate with the seller.

Your lawyer will not organise the survey but they may be able to put you in touch with a local one that they recommend. RICS offers a find a surveyor service (just google it) where you can search for a qualified surveyor by postcode. As you are getting a mortgage with Hampden you could contact your them to see if they have a list of approved surveyors.
Hampden have agreed my mortgage in principle, my offer on house has been accepted, now what?
The estate agent will want to know who your solicitors are (make sure these solicitors are on the lenders panel). Call up Hampden or your broker and complete any relevant paperwork. Hampden will tell you what documents they want. Hampden will instruct a valuer. The valuer will get in touch with the estate agent or seller to book an appointment. Once conducted (assuming no problems) it takes about week to get a mortgage offer. Hampden will issue the offer to you and your lawyer. The transaction will then take it’s course according the nature and complexity of the conveyancing.
