Halifax’s conveyancing panel is pretty large so it would be advisable to check with the firms you are getting quotes from whether they are on it. You can search by postcode on the search tool on this site to find solicitors that Halifax will allow to act for them.

Unfortunately both you and your lawyer have little choice here. Given that you are taking out a loan with Halifax your lawyer has to comply with their conditions as set out in their version of the CML Conveyancing Handbook. Your lawyer would have previously signed the Terms and Conditions of Halifax’s conveyancing panel appointment which obliges them to follow the CML Handbook requirements last updated Halifax. even if you were a cash buyer you would be ill advised not to carry out a local authority search.

You should be able to recover this from the law firm if they were not on the Halifax panel. They should have asked at the outset which lender you were obtaining a mortgage with. An important lesson to readers of this site is to check that the lawyers are on the appropriate lender panel.
Intending to buy a flat with a mortgage with Halifax. I have received an online quote from a licensed conveyancer, which states: "There will be no charge for dealing with the Lender if you are obtaining a mortgage". I take this to mean that there will be no additional fee if the solicitor is on the Halifax conveyancing panel. They are simply saying that the cost for acting for the lender is included in the fee being quoted. It is worth you checking that they are on the Halifax conveyancing panel
My ex -wife’s name is on the Halifax mortgage of my property but not on the land registry. The apartment was transferred to me on our divorce many years ago by way of a sealed court order. Does my ex still have a say on the sale even though the land registry showing the property in my name alone? Will I be required to take her name of the Halifax mortgage in order to sell?
In terms of the Halifax mortgage, it is unusual that your ex-wife’s name remains on the mortgage but not on the title. It is conceivable that this is an oversight on the part of your conveyancers to ensure that her name was removed or even an administrative error on the part of Halifax in failing to update their data. In any event, it should cause difficulty providing her name no longer appears on the Land Registry title and you have a court order ordering that the property is transferred to you.
