The Nat West approved solicitor list is, like many other lenders, associated to the CML or Building Society Association, open to Licensed Conveyancers regulated by the Council of Licensed Conveyancers.
I am the registered owner of a freehold house in Gainsborough yet charged rent, why is this and what is this?
It’s unusual for properties in Gainsborough and has limited impact for conveyancing in Gainsborough but some freehold properties in England (particularly common in North West England) pay an annual sum known as a Chief Rent or a Rentcharge to a third party who has no other legal interest in the land.
Rentcharge payments are usually between £2.00 and £5.00 per year. Rentcharges date back hundreds of years, but the Rent Charge Act 1977 barred the creation of new rentcharges from 1977 onwards.
Old rentcharges can now be extinguished by making a one off payment under the Act. Any rentcharges that are still in existence post 2037 will be dispensed with completely.

There is no need to visit the lawyers office on the day of completion. Your solicitors will arrange to send the purchase money to the owner’s conveyancers, and shortly after the monies have arrived, you should be called to pick up the keys from the selling Agents and move into your new home. Having made daily calls to Aldermore and chasing them on my offer, I have now been told that my offer will not be issued unless the lawyer is on the Aldermore conveyancing panel. Can the lender hold off the offer?
Mortgage companies tend not to not issue an offer until they have details of a lawyer on their panel. It can take a few weeks for Aldermore to deal with your lawyer's application to be on the Aldermore conveyancing panel. There's no guarantee that your solicitor will be accepted.
I am purchasing a property and the conveyancer has identified Chancel Repair for which the house could be obligated to contribute to because it falls into the area of such a church. He has recommended insurance. Is this really necessary for conveyancing in Gainsborough

Flying freeholds in Gainsborough are not the norm but are more likely to exist in relation to terraced houses. Even where you use a solicitor outside Gainsborough you must be sure that your lawyer goes through the deeds diligently. Your mortgage company may require your conveyancing solicitor to take out an indemnity policy. Some of the more diligent conveyancing solicitors in Gainsborough may decide that this is not enough and that the deeds be re-written to give you the most up to date legal protection.
