Please help. My Dorset solicitor is advising me that she is duty bound toconduct Dorset conveyancing searches stemming from the fact thatthe firm are on the Virgin Moneysolicitor panel. Is this really necessary?
You have limited options available to you. As you are taking a home loan with a lender your lawyer has to comply with their conditions as set out in their version of the CML Conveyancing Handbook. Your conveyancing practitioner would have previously signed the Terms and Conditions of your bank’s conveyancing panel appointment which obliges them to comply with the Council of Mortgage Lenders’ Handbook provisions . Even if you were a cash buyer you would be ill advised not to carry out Dorset conveyancing searches.
I need some fast conveyancing in Dorset as I have pressure to sign on the dotted line inside one month. Fortunately I do not require a mortgage. Is it possible to decline from having conveyancing searches to save fees and time?
As you are not obtaining a home loan you have the choice not to have searches conducted although no lawyer would suggest that you don't. Have purchased a a terraced house in Dorset , how long should it take for the Land Registry to deal with the formalities evidencing my ownership? My Dorset conveyancing solicitor has been very slow, so I want to be sure the post completion formalities are concluded.
There is nothing unique about conveyancing in Dorset registration formalities. Rather than based on location, timeframes can differ depending on who lodges the application, whether it is in order and if the Land registry must send notices to any 3rd persons or bodies. Currently roughly three quarters of such applications are fully addressed in less than three weeks but some can be subject to protracted delays. Registration occurs once the purchaser is living at the property therefore an expedited registration is not usually top priority yet if there is a degree of urgency associated with the registration then you or your conveyancer must contact the land registry and explain the circumstances.

I have checked your search tool I can't find the lawyer I was hoping to instruct as being on the mortgage company conveyancing panel. My lawyer has said that they are on the mortgage company approved panel. How can I be sure given that they are not listed on your directory?
Not all firms are yet listed on our lender panel search tool which is still relatively new. Law firms are listing on a daily basis and it is probably the case that your lawyer is on the lender conveyancing lawyer and you should probably take them at their word. Please do feel free to suggest that they completing their listing on our site as it would only cost them £1 a month to list themselves as being on the mortgage company solicitor panel.
