Will my conveyancing lawyers need to check that the building insurance when buying a house in Chorlton. My lender is Chelsea Building Society

Chelsea Building Society have specific requirements as set out in the UK Finance Lenders’ Handbook. As of 22/11/2025, the requirements read as follows :

When it comes to mortgage companies such as Barclays, do Chorlton lawyers have to pay a yearly amount to be on the conveyancing panel?

We are unaware of any mortgage company fees to register on their panel, although some do charge an administration fee to deal with the processing of the conveyancing panel application.

We have agreed to purchase a house in Chorlton. A rare aspect is that the roof has a solar panel. HSBC have issued a mortgage offer so presumably this is not a concern to them. Why is my solicitor raising questions about the panel?

As your lender is HSBC your lawyer must check the conveyancing instructions outlined in Section two of UK Finance Lenders’ Handbook for HSBC. The CML Handbook stipulates minimum conditions for solar panel roof-space leases, and solicitors are required to report to HSBC where a lease does not satisfy these provisions. The provisions relate to the installation of panels on properties in England and Wales and is not restricted to Chorlton.

I am due to exchange contracts on my house. I had a double glazing fitted in May 2010, but did not receive a FENSA certificate or Building Regulation Certificate. My purchaser’s lender, Santander are being pedantic. The Chorlton solicitor who is on the Santander conveyancing panel is recommending indemnity insurance as a solution but Santander are requiring a building regulation certificate. Why do Santander have a conveyancing panel if they don't accept advice from them?

It is probably the case that Santander have referred the matter to their valuer. The reason why Santander may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing was correctly and safely installed. The indemnity insurance merely protects against enforcement action which is very unlikely anyway.

Do I need to be concerned about 3rd parties that I am dealing with are recommending a factory type conveyancing firm as opposed to a High Street Chorlton conveyancing firm?

As is the case with many professional services, often suggestions from connections can be extremely useful or valuable. But there are lots of people with a keen interest in a conveyancing matter; estate agents, mortgage brokers and banks may suggest conveyancers to instruct. On occasion these lawyers might be known to one of the organisations as one of the best in their field, but occasionally there exists a financial incentive behind the endorsement. You are at liberty to choose your preferred lawyer. Don't forget that the majority of banks specify a panel list of conveyancers you have to use for the lender related work in your house move.

My wife and I are selling a Chorlton flat left to us seven years ago in 2009. I have over a decades worth of conveyancing knowledge and, now retired, see no reason not to carry out the conveyancing. The buyer's lawyer has informed me that their building society will not allow you to do your own conveyancing as they require the funds to be released via a solicitor's bank account.

Mortgage instructions to solicitors from all mainstream lenders specify that If the vendor is not legally represented the buyer’s lawyers should check whether the bank needs to be notified so that a decision can be reached as to whether they are prepared to progress.
